Most leaks start at a joint, and lead is what seals the joints.

Wherever a roof meets something else, a chimney, a wall, a dormer or another slope, there is a joint that the tiles cannot cover on their own. Lead closes those joints. When it splits, lifts or was never dressed properly, water runs straight in, and the damp patch often shows up well away from the cause.

We fit and repair lead flashing, step and cover flashings, soakers, back gutters behind chimneys and lead-lined valleys. New lead is cut, dressed and fixed to suit the roof, with the right laps and clips so it stays put in the wind.

Lead is part of every re-roof and new roof we do, and it is also one of the most common repairs we carry out on its own.

Straight answers about your roof

Can lead flashing be repaired, or does it need replacing?
Small splits and lifted sections can be repaired and re-dressed. Thin, cracked or badly fitted lead is replaced with new.
Do you repair valleys?
Yes. We repair and replace roof valleys in lead and other valley systems.
Is leadwork included in a re-roof?
Yes. New lead flashings at chimneys, valleys and junctions are part of our re-roofing.
Is the work guaranteed?
Yes. Our work carries a 10 year guarantee.
Why should a long flashing have separate pieces?
Lead expands and contracts as its temperature changes. Properly sized pieces and laps allow that movement without concentrating stress at a corner or fixing, helping the flashing retain its weathering shape.
Can sealant replace the lead around a chimney?
Sealant has a role at a prepared chase, but it does not provide the formed drainage detail around a stack. We assess the lead, its support and the surrounding covering before choosing the repair.

Step by step

Forming lead joints that shed water

  1. Expose the failed junction. Adjacent tiles are lifted where needed to see the whole flashing. We look for splits, trapped water and unsupported sections beneath old patching.
  2. Prepare the supporting surface. Chases and timber supports are checked before new lead is cut. Sharp edges and debris are removed so the sheet rests on a suitable base.
  3. Size the lead sections. The lead code and piece lengths are selected for the detail. Laps and movement joints prevent long sheets being restrained as temperatures change.
  4. Dress and secure the metal. Lead is formed around the junction without stretching vulnerable corners. Clips, wedges and fixings hold it in place while allowing the intended movement.
  5. Close the weathering detail. The chase is sealed with the appropriate material and surrounding covering reinstated. We check that water leaves the lead onto the roof or gutter below.

Time needed for flashing and valley work

A small accessible flashing repair can take a few hours, while replacing a chimney back gutter or a long valley can occupy a day or more. Taking tiles off safely and restoring them adds time beyond shaping the lead itself. High stacks usually need scaffold, which is arranged around the roofing visit. Decayed timber beneath a valley requires repair before the lining goes down. Rain also limits work where the junction must be opened.

Choosing the right lead detail

Code 4 and code 5 lead are common choices for domestic roof details, with the code selected for the location, size and support. A stepped flashing follows masonry joints beside a pitched slope. Individual soakers sit between courses where that roof covering needs them. The visible cover flashing protects the upper edge of the soakers. Making the exposed lead wider does not compensate for a missing layer underneath, so the whole arrangement is inspected before a replacement detail is specified.

Valleys and chimney back gutters carry concentrated water and need a sound, correctly shaped base. Lead provides a formed lining, while some roof layouts suit a compatible prefabricated valley system. The surrounding tiles, available channel width and outlet determine the choice. For a damp stack, chimney repairs may also be needed above the flashing. If water has travelled through several roof details, a leak investigation establishes which junction actually requires work before any metal is replaced.

Your price

What changes the leadwork cost

Leadwork is priced around the shape and accessibility of the junction. Removing and reinstating the surrounding roof is part of that calculation.

  • Lead code and quantity required
  • Length of stepped or straight abutments
  • Back gutter or valley support repairs
  • Number of corners and formed junctions
  • Scaffold height and chimney position
  • Condition of adjoining tiles and masonry

The written quote names the flashing or lining to be repaired and the associated making good. Use the free quote form to describe the affected junction.

Aftercare

Watching a repaired lead junction

Look for a flashing edge lifting after strong wind, and keep nearby gutters free of debris that could back water up beneath the lead. Avoid painting, drilling or coating the metal without discussing the detail first. A natural change in surface colour is different from a split or loose fixing. Keep the leadwork quote with the 10 year guarantee information and send us a photograph if the repaired area raises a concern.
